Abstract Students as property tenants are an underestimated and understudied aspect of the market. To date, there has been a widely held opinion that student decisions in the property market and their scope are mostly limited to the area of academic centres. It is estimated that, in Poland, over a million students enter into tenancy agreements annually, most of which are in the private property market. Such wide demand is directed at selected, diverse locations and dwellings of particular characteristics, satisfying the preferences of young people at a specific moment of their lives (the so-called “emerging adults”). The present article aims to present answers to the question of what motivates students who undertake transactions in the property market. Information on the characteristics of the sought after properties was obtained by way of surveys, leading to the generation of a set of the most important features determining the attractiveness of properties from the point of view of the analyzed population. The phenomenon of the popularity of particular locations (urban estates) has also been examined in detail.

Dynamic migrations from urban to suburban areas and related to them development of residential buildings in rural areas are both desirable by local authorities and raise many concerns, including anticipation of natural environmental values degradation. The source of those concerns is common opinion, that urban people prefer moving out toward areas with exceptional natural environmental values and, through transforming them with intensive residential building, eventually destroy them. The aim of the article was the attempt to find the answer for the following question: do urban people actually select areas with exceptional natural environmental values for their suburban residential houses? What are their motives to select the particular localization for suburban homes? Studies were carried out in the area including all communes surrounding Olsztyn, the capital of Warmia and Mazury region, where almost half of the region’s area is legally protected. Achieving the aim required considering natural environmental values, analyzing the preferences toward suburban localization for residential buildings and its actual concentration. As a result, it was eventually verified, that areas with exceptional environmental values were not simultaneously attractive for residential building, therefore properly directed suburbanization do not have to explicitly mean environmental degradation, but can even contribute to gentrification of villages located in the areas that are of less importance for agriculture or maintaining valuable ecosystems.

Poland has a turbulent and rich history. Partitions, wars, a centrally planned economy of the socialist era and the rapid transition to a market economy left visible marks on the Polish landscape. The changes that took place in the 20th century and the early 21st century have vastly influenced the countrys architecture. Residential buildings in rural suburbs bear witness to turbulent historical events and change processes. This study analyzed residential buildings in two villages situated in the historical district of Warmia (north-eastern Poland) which is now a part of the Region of Warmia and Mazury. The results of the observations were used to review the social, economic, legal and planning factors that influenced residential architecture between 1900 and 2017. The traditional layout of Warmian villages is well preserved in the analyzed locations where pre-war architectural design mingles with buildings erected in the socialist era when construction materials were scarce. Many buildings in the surveyed villages are reminiscent of collective farms, the prescribed architectural style of the 1970s as well as the stylistic diversity of the early transformation period when customized building plans and construction materials became available. The local landscape also features buildings erected in successive decades which brought a significant increase in the price of land and maintenance costs.

Abstract The article aims to present selected transformations of landscape that follow changes in land use designated by suburban municipalities. Currently, under the pressure of suburbanization, suburban rural municipalities are gradually being transformed into urban-style residential units. Modern and dense residential constructions shape the local landscape by introducing irreversible changes. Directing this process seems to be an important aim for local authorities, which should responsibly apply planning tools and carry out policies which minimize negative changes to the landscape and promote spatial order. In this respect, the paper presents the relationship between the spatial strategy adopted by a municipality and the transformations in the landscape for two selected municipalities: Dywity and Barczewo.

Abstract Predicting demand on the residential real estate market and the behavior of the purchasers requires a wide knowledge of both the economic mechanisms and psychology of decision-making. Decisions on the real estate market are often made by people without professional skills, and using simplified strategies. However, the decision-making process, on top of its heuristic nature, is dynamic and changing. As a result, a discrepancy in the preferred characteristics of planned and actually bought real estate can be observed. Such a discrepancy can be explained with the occurrence of the compensation process. The aim of this article was to recognize and describe the compensation process on the example of the suburban residential real estate market. The aim was achieved by analyzing the preferences of potential buyers in terms of particular characteristics of the location of suburban plots destined for single-family housing (respondents divided into age groups: 25 and 26-40), analyzing the real settlement trend in the suburban zone (the result of actual transactions) and comparing the results, including compensation.

Abstract Currently, real estate located in rural areas neighboring cities are under pressure to become a location for the realization of urban and metropolitan projects. Thus, spatial conflicts are an inherent characteristic of modern urban development. Such conflicts vary in terms of the scope, intensity and course they take. An interesting case illustrating the given issue can be the conflict over real estate owned by the State Treasury (central authority) and localized within the power of local authorities (gminas). Such a situation requires mediating and producing an outcome that satisfies the goals of both sides. The authors based the deliberations on the topic of spatial conflicts on the example of the relation between the Agricultural Property Agency division in Olsztyn (APA Olsztyn) and the smallest local administration units (gminas) located within the borders of the Warmia-Masuria (Województwo Warmińsko-Mazurskie) and Podlasie (Województwo Podlaskie) Provinces. The aim of the research was to describe the background for potential conflict and to study its proceedings. The aim was achieved through studies of relevant literature and data analysis.

Abstract Suburban areas are subjected to particularly strong investment pressure, thus facing the challenge arising from the need to impose new spatial order. Satisfying the residents’ expectations by implementing necessary technical and social infrastructure becomes a priority. Therefore, public investments play an important role in suburban areas. The article discusses the role of public purpose goals and their achievement using a case study which encompassed the outskirts of Olsztyn and consisted of detailed analyses of two gminas (communes) adjacent to the city. The research covered the time period from 2006 to 2010. The relationship between the development of housing functions in a suburban area and the location of public purpose investments such as technical and social infrastructure has been documented. The execution of public purpose projects is a follow-up of the development strategies prepared for the gminas where public investments are shown as a stimulant of suburban development. It has been demonstrated that decisions permitting such investments to be carried out are issued in response to the needs of the local community and investors moving to suburban territories.

Abstract Satisfying residents’ needs is the main purpose of local authorities. Given that of the most fundamental of needs is the possibility of receiving fair income from work, local authorities should create an attractive investment climate, consistent with the directions of development described in strategic documents. One of the main directions, both for Poland as well as its individual regions and local units-gminas (communes), is the development of the tourism sector. To achieve this goal, local authorities possess tools that allow social-economic conditions to be shaped. The realization of particular tasks is a very complex process, and requires rational and active spatial and real estate management, coherent with the principles of spatial order and sustainable development.
