Commercial facility location model using multiple regression analysis

This paper describes a simulation model for estimating radical changes in the location of retail facilities that is applied to the Fukuoka metropolitan area of Japan. The model has three important characteristics. First, it clears the retail employment by applying multiple regression analysis and a modified Huff model incorporating distance and population. Secondly, it allocates retail employment for two types of retail stores: convenience-goods stores and shopping-goods stores. Thirdly, it computes commercial floor area for each retail type.

Transformation of Residential Units into Commercial Spaces in the Central Business District of Dar es Salaam, Tanzania

Abstract This study aims to clarify the relationship that existed between traditional building functions and building components as well as to explain the way the change of building function relates to new space uses in the Kariakoo area. Firstly, the study reviewes the original architectural features, layouts, and meanings, of the Swahili/local architecture of the residential units which existed in the study area before their transformation. Secondly, changes in building functions are analyzed in the current situation while new architectural features and space uses caused by transforming residential units into commercial spaces were identified. Based on building components such as floor, façades, verandah, and roof, the study concludes typologies of new space uses obtained to facilitate the current commercial activities. Finally, the study observed that the change of building functions in Kariakoo has not only affected the building components but also that it has positively transformed the area in being place for both a living (residential) and working place (commercial) thus making Kariakoo an important hub in the city center.

Physical transformation of rural villages encompassed into Egyptian city borders

Abstract The sprawl of Egyptian cities has lead to the encompassing of adjacent peripheral villages into their urbanized areas. These encompassed villages have been undergoing uncontrolled physical transformations, causing them to lose their original identities but rarely gain full urban ones. This study aims to clarify the physical transformations occurring in such areas, while highlighting anticipated problems in continued uncontrolled transformations, for the purpose of further study on control strategies. A field survey was conducted in the El-Ekhsas neighborhood of El-Minya City, Egypt. Specifically, the study clarified physical transformations by investigating: 1) the changing urban fabric from an organic to more grid-like, and eventually to a random linear structure, 2) the decrease in plot areas due to inheritance practices and a linear subdivision system for agricultural land, and 3) changing trends in building heights and construction materials. The main existing physical problems are then summarized as: 1) inadequacy of street networks concerning vehicle access, 2) incompatibility of decreasing plot areas to the application of planning laws, and 3) lack of maintenance concerning streets, buildings, and infrastructure. Finally, the study suggests the formation of a partnership between villagers and the city government to establish special local bylaws and improvement projects applicable to encompassed villages.

FUNCTION AS PLAZA AND MANAGEMENT OF ELEVATED PEDESTRIAN DECK FACING RAILWAY STATION: -Transition of management and uses in case of Kashiwa Station East Deck-@@@-柏駅東口ダブルデッキの変遷と活用実態-

Kashiwa Station East Deck is the oldest elevated pedestrian deck in Japan. This paper aims to clarify the process of its regeneration as a public open space and the management scheme. This deck was decayed in 2000s because of aging, but spatial improvement of the deck in 2010s increased its plaza floor for pedestrian. The improvement also formed private-public partnership managements of the deck space such as “Kashiwa Rule”. This deck is categorized as a road in law, but diversified utilization of the deck has been increased through these regeneration and management, and it maintains same function with “plaza” spatially and functionally.

COMPARISON STUDY ON PROCESS OF FORMING BRAND IMAGE AND PRESERVATION OF REGIONAL RESOURCES IN TOURIST AREAS

Tourism is expected to vitalize the declined region’s economy and to create the region’s brand, but it sometimes causes the problems such as the pollution and the disruption of natural resources. This study aims to clarify the treating process of the problems caused by the tourism boom through case studies and to suggest the process for sustainable development of tourism areas based on analysis on the solution measures in each of the cases. As a conclusion, it suggests the importance that the local society of tourist areas should consider the process including the recycling use of regional resources together with the promotion for sight-seeing in order to make the balance of vitalization of tourism and preservation of natural resources.
