The dynamic of linkages of Islamic REITs in mixed-asset portfolios in Malaysia

Abstract Islamic REIT (I-REITs) were introduced to the Malaysian stock market approximately ten years ago. This paper assesses dynamic linkages by using the Granger causality test of I-REITs. The study period is from 2008 to 2014. The study concentrates on comparisons between I-REITs and conventional REITs (C-REITs) and provides a better overview of comparisons and linkages of both asset classes. A Cointegration Test determined that a mixed-asset portfolio is cointegrated and shows less diversification benefits between the mixed-asset portfolios. The Granger causality test results has identified that industry portfolio can cause Granger I-REITs’ returns to change. This further confirms that I-REITs have good potential to diversify within any asset classes, including shares and bonds.

Identifying Critical Attributes Using an Importance-Performance Matrix Analysis (IPMA): The Case of Stratified Residential Property Management in Malaysia

Stratified residential property management, one of the sub-sectors of the real estate industry in Malaysia, has been facing the pressures as the awareness amongst buildings occupiers of effective management has increased. In line with recent literature on the increasing awareness of residents and the critically needs of effective property management, efforts are required to identify and clarify the critical activities and its attributes in managing the stratified residential properties that could effects the property management service delivery. This study used the partial least squares (PLS) and structural equation modeling (SEM) and followed by Importance-Performance Matrix Analysis (IPMA) to examine the 11 activities and their attributes. There were 11 activities and each of them consists of attributes that played as measurement variables that were believed could affect the property management. The IPMA results indicated that maintenance and financial is the key activities that critically affect the stratified residential property management service delivery. Interestingly, it is also found that tenancy & marketing negatively affect the property management service as tenancy and marketing services are not major services for the residential property. It is believed that an identification of the critical attributes for stratified residential property management will lead to more effective and efficient in service delivery

Company's performance self-assessment (CoPSA) among facilities outsourcing firms in malaysia: a focus on service delivery

Company performance self-assessment (CoPSA), whose fundamental purpose is to provide a check-and-balance mechanism for practice performance through progress-and-performance self-assessment (PaPSa) is yet to be in place in the facilities management industry. Specially needed by facilities service outsourcing firms (FSOFs), CoPSA benefits the top management from organizational introspection of companys own performance. This paper proposes and tests a CoPSA model using a parametric approach. Managers’ perceptions about service delivery performance of their firm are measured using the likert scale and then deduced into a three-equation two-step recursive model. From a total of 207 randomly chosen Malaysian outsourcing firms, sixty responses were obtained. The results indicate that more than half of the sampled managers have envisioned high performance delivery, with 80% achievement as their goal. However, this has not been adequately supported by a coherent firms internal structure. In view of the finding, the study concludes that the service delivery strategy of small fSofs in Malaysia is perceived to be rather passive.
