A Study of the Evaluating Factors of the Community for the Planning of a Sustainable Housing Complex

In the development of housing estates, `Sustainable development` is indispensable to achieving quality in our living environments, and to minimize any environmental problems which may threaten our way of life. Developed from the 1970`s, sustainable development has become the global paradigm. Determining and improving the community elements of a sustainable housing complex is important in order to improve the quality of life within the housing complex. The purpose of this study is to suggest evaluation factors of sustainability and community for the planning of a housing complex. For this purpose, this study firstly deduce the elements of sustainability and community. In the study, literature research methods are used for data collection. The results of this study are as follows: First, the elements of sustainability are comprised of social, economic and environmental aspects. Second, the elements of community are comprised of hardware, software, and human aspects.

The Improvement of Related Legal Systems of Community Facilities for Community Activation

The purpose of this study was to suggest improvements to the related regulations of community facilities for community activation by analyzing the current situations and problems of the related regulations of community facilities in apartment housing complexes. To provide the improvement, we took contents analysis about community facilities for activation of the community. We interviewed a national civil servant, a local civil servant and an employee at Daiwa house in Japan, and conducted a field survey of community facilities in Japan during July 20-23, 2010. The main findings of this study were as following; there were problems that the related regulations of community facilities didn`t reflect the characteristics of residents and community. Therefore, it was necessary to improve the related regulations to reflect the characteristics of residents and community. So the current standards were revised by local government ordinance. Community centers were not installed in each housing complex, but were installed to share with several housing complexes. Regional community centers are needed for activation of regional communities as with the Baycore Civil center.

A Study on the Evaluation for Elderly Housing Environment - Countent Analysis of Elderly Housing Environment Literature Issued after 2000 -

This study was conducted to develop standards for evaluating what extant the physical environments of housing which can cope with the needs of the aging society. This study was consisted through literature investigation research mainly, and research target literature limits keyword to elderly housing environment and chose connected domestic various literatures. The study are as follows; First, in outdoor only area from design environment element accessibility, and safety emphasized from equipment element, health of community territory was expose from design`environment element that supportiveness is emphasized from equipment element. Second, in living room safety emphasized from design` environment element in bedroom and bathroom of indoor individuation space, vestibule, balcony supportiveness, health was expose that is emphasized kitchen and mess. Also, was expose that supportiveness is emphasized from equipment element of all individuation spaces. Third, was expose that design environment element in corridor that is indoor official business space, stair, lobby, elevator and safety from equipment element and supportiveness are emphasized.

A Study on the Importance and Indicator of the Social Sustainability in the Housing Environment

Sustainable development has been praised as important new planning paradigm. The concept is being increasingly used in planning processes to address environmental, social and economic sustainable development. The social sustainability is important as community in modern life. The purpose of this study is to find out the community elements of sustainable housing to make it better life in residential environment. The Methods are content analysis and experts survey. We execute the literature for method to find the importance and indicator of social sustainability. We execute the experts survey to find the adequacy of the classification criteria, the adequacy of the indicators and the adequacy of the classification system. The findings of this study are as following; the social sustainability is important to support the sustainable housing planning. The indicator of the social sustainability is deduced; `Locality` are deduced `Native support`, `History and culture` and `Reflected the local characteristics`. `Communality` are deduced `Citizen participation`, `Social integration`, `Community space and facilities` and `community activities and programs`. `Organic` are deduced `Employment`, `Self-sufficiency`, `Safety and convenience`, `Infrastructure and service` and `Housing condition`.

The Study on the Characteristic of the Ordinances Related to Community Planning in Seoul Focusing on the Activation of Community Planning

The purpose of this study is to identify the characteristics of the community design ordinance in Seoul as view of the community design activation and to seek improvement. The findings of this study are as followings; Most of the provisions of the ordinance, such as the concept of community design, the basic plan, and the contents of the project, are defined in a similar manner. From the establishment of the concept of community design, it is necessary to establish the regulations that reflect the actual situation and characteristics of the village. In addition to physical facilities improvement, the ordinance should include support for securing space at the core center, which plays an important role in revitalizing community design. Step-by-step approaches are needed to understand the residents at the beginning of the project, because there is not enough practical support related to resident capacity and community solidarity. As the importance of the competent residents increases, the support elements related to humanware areas should also be expanded. In particular, the supporting process and contents for the support system and program for the training of village leaders and the securing of professional manpower should be well established.

A Study on the Preference of the Small House according to Social Relationship

The purpose of the study was to find out the preference of small house as the social relations of university students. The data for the analysis were collected through questionnaire survey method from September 24 to October 12, 2012, and the sample consisted of 283 students of the university in Seoul. The social relationship has been surveyed using modified life-style indicators. The community spaces and equipment in the small house has been divided into 21 community spaces and 3 equipments. The characteristics of small house preference were consisted of the residential comments, residence time, resident partner, house size, considered factors of the residence and small house ownership. The finding of this study were as following: 1) The social relationship of respondents were typed as the type of relationship oriented (oriented family, oriented friends and neighbors) and type of non-relationship oriented. The social relationship of respondents were the type of relationship oriented. 2) The respondents are willing to live in small houses, to live with 1-2 people and after work. When living in small house, they consider public transport accessibility and ease of use amenities. But neighbor relationship is not considered. 3) They are preferred security office, administrative office, home storage, parks and green space.

A Study on the Residents` Need of Program for Community Activation

A program of public facilities is essential in a resident`s life, and such a programs affects the quality of life and community activation. The purpose of this study is to analyze the present condition of the program of public facilities and the residents` need of the program in Yanglim-Dong, Gwangju. In this study, a field survey and questionnaire survey are used for data collection. The results of this study are shown as follows: first, most of the public facilities` programs are composed of educational and welfare programs and programs for teenagers, young people and middle-aged people. Second, most of the residents prefer to have a program for culture and sport. Third, age according to program preference and in terms of educational relation program and cultural relation demand difference approaches. Fourth, most of the residents want to join one or two programs every weeks and prefer to participate during the afternoon and evening.

A Study on the Subjective Happiness and Social Capital

The purpose of this study was to determine the relationship between subjective happiness and social capital. The data for the analysis were collected via the questionnaire survey method, from October 29 to November 10, 2013. The sample consisted of 338 residents, living in Seoul and Gyeonggi-Do province. Social capital is composed of the social network, social trust and social norms. The social network is composed of the satisfaction of one`s social relations, and the degree of social interaction. Social trust is composed of the trust in ones`s neighbors and the local community. Social norms are composed of reciprocity, participation and a sense of belonging and solidarity. The findings of this study were as follows: 1) The average for subjective happiness was 3.82 points, over neutral. In particular, the subjective happiness of people over 50 years old was highest. 2) The social network, social trust, and social norms were related to the subjective happiness.
