The construction sector and economic development: the 'Bon curve'

The complexities of the relationship between a countrys level of construction activity and its stage of economic development are considerable. Studies over the last three decades, based on macroeconomic analysis, have attempted to model the relationship but have usually been hampered by problems of data quality and availability. Nevertheless, paradigms have emerged (usually based on Keynesian philosophy), which are concerned with the dynamics of construction activity as an agent in the promotion of economic growth in economies at different stages of development. One such is the ‘Bon curve’. An examination of the data issues of attempting to assess the validity of the proposition is made and then the role of the construction sector in highly developed economies is considered.

The construction industry and macroeconomy in Sub-Saharan Africa post 1970

This paper reports research aimed at the establishment of a model of interdependence between the construction sector and the national economy, based on a long term trend, for the developing countries of Sub-Saharan Africa. This study follows research undertaken by previous writers who have investigated the relationship between the construction sector and economic development and found a positive relationship between the share of construction in gross domestic product (GDP) and the level of per capita national income. In addition, recent economic and demographic trends in Sub-Saharan Africa are presented and significant events that have had a great impact in this region are highlighted. Evidence is presented that a long term decreasing growth in GDP per capita corresponds directly to a relative decrease in construction volume. The converse does not appear to be true.

The long-run relationship between the construction sector and the national economy in Cape Verde

The relationship between a countrys level of activity in the construction industry and its stage of economic development is a complex one. Several studies over the last forty years, based mainly on cross sectional data, found a positive association between national income and several measures of the construction industry activity. early studies were concerned with the role of the construction sector, as part of physical capital, in the promotion of economic growth and development. a dominant paradigm that later emerged is the ‘Bon curve’ or the inverted U-shaped pattern of development. More recent research, based on longitudinal analysis, has also pointed to the non-linear relationship between the share of construction in GDP and the level of income per capita. Using time-series data drawn from the United nations, this study applies an econometric methodology to assess the validity of the underlying propositions in a low-middle income economy-Cape Verde—over the long period of 38 years. The findings are in line with the assumptions that in the upward growth trend in developing countries, the pattern of the construction industry tends to follow that of the general economy.

Moving from production to services: A built environment cluster framework

The construction industry is no longer focused on providing a single product ‐ i.e. a building or a physical infrastructure, but a variety of services and improvement to the human environment. Major trends such as Performance‐based Building as well as Sustainable Built Environment are calling for major changes. These changes mean additional roles for the industry as well as the need for new indicators to measure its performance and its economic impact. This paper proposes a new approach based on the development of a framework for the analysis of the entire construction and property sector ‐ the “built environment cluster”. It extends the analysis of an international study based on nine countries ‐Australia, Canada, Denmark, France, Germany, Lithuania, Portugal, Sweden, and the United Kingdom. The need for improving statistical data is stressed particularly in the context of enlarging the scope of the industry. This new approach provides an excellent starting point for developing new performance indicators that will take into account the changing nature of the industry, for an integrative perspective providing a basis for strategic management, for studying sustainable development in construction and for understanding innovation processes and changes. A comprehensive perspective of the industry performance is crucial for policy initiatives as well as for strategic analysis of firms.

A system for the management of old building retrofit projects in historical centres: the case of Portugal

The retrofitting works in old buildings require appropriate knowledge of the vernacular techniques. Previous researches have identified retrofitting works as more intrusive and using more unnecessary demolition materials than real needs. This study constitutes a new framework that focuses on the project management success of old building retrofitting in historical centres by developing a methodological system for this purpose. It uses a construction sector system approach, reviews legal requirements, framework specifications, recommendation practices and sustainable measures adapted to old building projects. It presents 50 parameters adapted to these works’ specificities that could be used by construction market stakeholders. The research uses a case study methodology divided in two parts. The first one involves the review of building retrofitting projects in historical centres, complemented by a questionnaire in the second part. The results of the projects review have shown little concern with the underlying sustainability aspects of retrofitting works in all project designs analysed. However, the questionnaire results have revealed a high interest and applicability of all parameters omitted in the project designs data. The study describes a useful management system in a toolkit format which might contribute to reduce uncertainty in the management of retrofitting projects in historical centres.
