The analysis of the history and of the renovation costs in a wooden detached house clarified the following : A home renovation tends to occur after about 12 or 30 years after the house was built. The residents don’t always use the same builders. They make decisions for the renovation by themselves. There are very few cases that an architect joins in a renovation. The house renovation costs are generally related to extension scale and its age. To continue living, preserving the renovation history and making a system that a professional should be involved in the renovation are needed.

This study, we found the problem of the space from the area of childrens activities. And, we clarified area required in private room. According to the research, it became obvious that insufficient area of both simultaneous activities and play. In private room, it is necessary to ensure the area at least simultaneous activities. (1.88 square meters per person) And, it is required add the area for play depending on such as by conditions for use of space. (1.51 square meters per person) It is important that select the area required consider the diversity of regionality and installation location and activities.

This study aims investigate how to use the silver-peers community room as base of neighboring area. We analyzed about the silver-peers community room used well by three researches. The result of the analysis is as follows, (1)The community room functions as an important place. (2)The community room is used with the resident of the silver-peer and the neighboring area people without constraint. Because Wardens or Life support advisers(LSA) stay the community room every time when there open. (3)Most of the community rooms events ware planed by Warden and LSA. (4)It is important that the silver-peer resident use the community room with the neighboring area people than only silver-peer resident. (5)It is often that the elderly uses the community room in a small group. Therefore it is not important that the space is large. It is important that there is always warden or LSA and there is easily usable.

High-rise and high-density complexes in urban areas have abundant outdoor spaces, many regional facilities and rooms for common use. We found that these common spaces have been changed their uses in the past three or four decades in order to meet the needs. Especially, a lot of common spaces have been turned into facilities for children and elderly. We easily understand that the elderly facilities have increased because aging is a marked progression of the high-rise and high-density complexes. While, it is remarkable that in spite of the decreasing children in the complexes the children facilities have never been disused, in fact, they have increased. The childrens facility in the complexes have been attracting children and their parents in their neighbor areas.
