Modelling of facilities management alternatives

The research objective of this paper is the c process, how interested parties strive to attain their goals and the micro and macro environment that make up an integral whole. This objective required the development of new method of multicriteria analysis enabling the thorough assessment of variable micro (consultation, planning, procurement, implementation and monitoring; space, administrative and technical management; innovation, types of contracts, etc.) and macro (technological, legislative, political, social, economic and other aspects) environment of FM alternatives. All these variable factors can be optimised, and n order to demonstrate this a case study is considered.

A comparative analysis on housing policies in Turkey and Lithuania

The housing sector is a very important sector in the national economy worldwide. The greater importance of the housing sector is broadly defined, to include financing, upgrading, repairs, management, valuation, taxation and population. The article presents a comparative analysis on housing policies in Turkey and Lithuania. The housing strategies ‐their differences and similarities -- of Turkey and Lithuania are presented in the article. Strategic principles and preferences of housing are analysed in the countries under investigation. Some economic aspects are underlined. The policies of social housing of investigated countries are presented. The housing problems of both analysed countries are described. Special attention is paid to sustainable housing and social cohesion in housing.

Facilities management development in Europe

Facilities Management (FM) uses different approaches and has distinctive priorities in very particular country. There are widely divergent interpretations of the FM concept as it is used in various countries. FM is generally understood in the similar way, but it may use different strategies. There is as yet no consistent definition of the scope of FM activities. The study reported here concerns one general question: why are FM definitions different? We investigate how the historical backgrounds of different countries influence the development of FM, and reveal how the individual law system, psychology and business environment affects FM in various countries.

A multiple criteria decision support web-based system for facilities management

An analysis of multiple criteria decision support systems and facilities management web-based automation applications that were developed by researchers from various countries assisted the authors to create their own Multiple Criteria Decision Support Web-Based System for Facilities Management (DSS-FM). DSS-FM differs from others in its use of new multiple criteria analysis methods as were developed by the authors. The database of a facilities management was developed and provides a comprehensive assessment of alternative versions from the economic, technical, technological, infrastructure, qualitative, technological, legislative and other perspectives. Based on the above complex databases, the developed Multiple Criteria Decision Support Web-Based System for Facilities Management enables the user to analyse alternatives quantitatively and conceptually (i.e. the text, formula, schemes, etc.). Applying the DSS-FM may increase the efficiency of calculators, analysers, software, neural networks, expert and decision support systems and e-commerce.

Summary There are many definitions of facilities management. Wes McGregor and Danny Shiem-Shim Then describe facilities management (FM) as „the infrastructure that supports the people in the organization in their endeavours to achieve business goals”. In other words, facilities are the tools which people in the business have at their disposal to carry out their tasks. The Library of Congress (USA) provides an initial definition that is often quoted to explain the breadth of the field of facilities management: “The practice of coordinating the physical workplace with the people and work of the organization; integrates the principles of business administration, architecture and the behavioural and engineering sciences”. One of the most exact definitions of Facility Management used by F. Becker is: “Facility Management is a term which encompass the activities in planning, designing and managing complex facilities such as offices, hospitals and schools, differ from architecture and interior design”. Analysis of experience and efficiency of distance learning master's degree programme in construction economics and property management

Abstract This paper reviews the distance learning development in the world and in Lithuania. Nine years of theoretical and practical experience of distance learning under two study programmes at the Department of Construction Economics and Property Management at Vilnius Gediminas Technical University is presented. These masters degree study programmes were one of the first in Central and Easten Europe. According to the questionnaire of both former and current students, the findings of this poll are analysed. Mostly there were employees from real estate sector and construction enterprises questioned. The conclusions are drawn, emphasising the problems of learning process. In addition, social, economical, technological, and ethical points are analysed as well as the problem of the integration of trained professionals into the market.

Financial Investments for Zero Energy Houses: The Case of Near-Zero Energy Buildings

Abstract This chapter describes the concept of near-zero energy buildings and the importance of financial investments to renovate residential buildings. A case study estimates the investments and makes a financial evaluation of renovation intended to turn a detached house into a near-zero energy house in Denmark and how this can apply to other Baltic nations. It shows the investment efficiency and the values of such indicators as simple payback time, return of investments, net present value, and internal rate of return expected when the house in question turns into a near-zero energy building. In addition, investments into active sustainable energy systems used in the house models reviewed here have been assessed separately. The chapter also presents an opinion survey of real estate and construction professionals, academic circles, and politicians about the perspectives of near-zero energy buildings in Lithuania and abroad.

Study of Customer Satisfaction with Living Conditions in New Apartment Buildings

Abstract The article aims to analyze the Lithuanian housing market and to look into the satisfaction of people with living conditions in new apartment buildings on this market. The article presents the concept of customer satisfaction in construction and the criteria that define the quality of dwellings; the benefits, consequences, merits and demerits of the assessment of customer satisfaction are also named. A survey of customer satisfaction helped to evaluate the quality of dwellings according to their technical and functional parameters, as well as the degree of cooperation between customers and contractors/builders. The customer satisfaction index (CSI) and the degree of loyalty were calculated, and then a customer satisfaction matrix was built up.

Comparative Analysis of Newly-Built Housing Quality in Poland and Lithuania

Abstract The Presented research aims to analyze the Lithuanian and Polish housing markets in terms of the quality of life in new residential buildings. The article presents the concept of customer satisfaction in construction and criteria that define the quality of dwellings; the benefits, consequences, merits and demerits of the assessment of customer satisfaction are also named. A survey of customer satisfaction helps to evaluate the quality of dwellings according to their technical and functional parameters, as well as the degree of cooperation between customers and developers/contractors. The customer satisfaction index (CSI) was calculated for both countries. The results are useful for developers, contractors, facility management companies and building users.

Using Kernel density estimation for modelling and simulating transaction location

Simulation modelling performs a prognostic function through model research and the shaping of the future. Thorough insight into the analysed system and exploring its characteristics for the selection of optimal tools of analysis is an extremely significant process that precedes the stage of the simulation itself. For modelling and transaction simulation, the problem concerning the optimal range of the kernel function used for exploring the spatial activity of a property market should be addressed first. A probability function is the basis for the subsequent phase of research, which allows one to answer the question of whether the transaction density in a given year can be reflected in the transactions of the following year and subsequent years, and whether transaction distribution is correlated, in any way, with the transaction density in the previous year. The final results of the work are maps of the dynamics of transactions on the market and of the simulated transaction density.
