Characteristics of Community Village Development by the Rural Village Development Policy - Focused on the In-Depth Interviews with Company Operatives -

The purpose of this study was to explore the characteristics, outcomes and successes associated with newly established rural villages founded by the Rural Village Development Policy in Korea. For this study, four operatives associated with development companies who successfully implemented rural villages with strong community function structures answered a semi-structured questionnaire on the developmental theme, location, preoperational resident meetings, and success factors of seven projects. The Questionnaire dealt with content analysis. The results of the study were as the follows. The operatives of the development companies identified locations, environments for economic activities, project themes and regular resident meetings as success factors. Barriers for successful rural village development policy were identified as inadequate regulation and lengthy administrative procedures. In particular, preoperational resident meetings were seen as an important success factor, requiring an organized and well-funded professional program.

The Characteristics in the Planning Process of Co-housing: Modification of Plans by Residents` Participation - Case of Co-housing Built by a Coordination Company in Seongmisan Village -

The purpose of this study is to provide information needed to the construction of the co-housing in the urban area. This study focused on the characteristics of co-housing in its planning process of private house & common space; `economy`, `creativity` & `sociality`. The object of this study is co-housing in `Seongmi-san Village` in Seoul, which was built by a coordination company with residents` participation. The methods are investigating interview materials, floor plans of 9 households, & common space plans produced in the coordination process from the basic plan of private house & common space to the final plan. The results are as follows. 1) The size and plan of private house differed from each other. The water pipe location differed from each floor, so that there were difficulties in construction. In conclusion, these made no `economy`, but brought high `creativity`. 2) The `sociality` would be estimated as high because there were various types of resident participation; resident interviews on the planning, workshops for private housing plan, and workshops for common space.

Satisfaction Level & Improvement Priority of Community Environment According to the Development Concepts of Residential Complexes - The Case of The 3 Residential Complexes in Cheongju Area -

This study has the purpose to reveal the differences of residents` satisfaction level & demand of community environment and recognized residents` improvement priority of community environment at 3 complexes at the big city in the provinces. The 3 residential complexes had differentiated developmental concepts; the residence-oriented complex, the residence-government mixed complex with an eco-friendly concept, and the outskirt residence-industry mixed complex. Followings are the results of the study. 1) The satisfaction of residents in the community environment correlates with the increasing convenience facilities after construction. In the new outskirt complexes of smaller cities, dissatisfaction occurs more with public transportation rather than the road system, so that efficient public transportation systems, inner and neighboring areas, is requisite. 2) Even in the residence-oriented complex, the education environment does not entirely account for satisfaction level; the green environment is also second in priority after the education environment. In the residence-government mixed complex with an eco-friendly concept, a good natural environment does not entirely account for satisfaction level; education environment is also second in priority after the natural environment. The supply of sufficient schools may be fulfilled in the ways of reform of the education zone with neighboring existing residential areas. In the outskirt residence-industry mixed complex of smaller cities, priority was placed more on the location and convenience; this explains the complex`s poor access to downtown.

Characteristics of Planning Process of Residents` Participation in Community Village Construction by the Rural Village Development Policy - Focused on the Jagun Maul of Namwon-city in Jeonbuk-do -

The purpose of this study is to make a proposal for the planning of the back-to-farming community village. For this study of a community village designed by residents, the information on the residents` participation and the role of a coordinator in the whole planning process of the community village were investigated, based on the rural village development policy. The community village studied here is located at Sannae-myeon, Namwon-city in Jeonbuk-do. Interviews were answered by 17 households and a process coordinator. The results are as follows. 1) The process coordinator participated in the project on the design of village, permission documentation, and construction from the beginning. The coordinator and residents met every month, and discussed the respective housing and the village environment regulation. 2) Every house has its own plan, but the architectural coordinator`s counseling and coordination in the planning process resulted in higher participation. Function of common spaces were determined by residents` participation. Finally, common spaces consist of 2 buildings that one would have as much as open spaces to accommodate as many as residents` activities and the other have business facilities. 3) The political assistance is needed to activate construction of resident-participation typed community villages; development of the conflict coordination program and coordinator education program for operation & planning.

Personalization of Detached Houses in the Back-to-countryside Community Village - Case Study of the `Jagun-Maul` in Namwon -

The purpose of this study is to determine the personalizing characteristics of detached housing that reflect the housing needs according to the residents` participation in the back-to-countryside community village. For this study, 15 households of Jagun-maul at Namwon in Jeonbuk provided responses to the semi-structured questionnaire on housing consciousness, housing needs, and views on lifestyle. In addition, 15 plans were analyzed about the shape of the plan, the composition of LDK, the type of access, and the type of special space. The results were as follows. 1) The number of households under the elementary education stage was larger than the number of households above the middle education stage. Most of the households revealed the housing consciousness of `house as resting place`. Households under the elementary education stage showed a housing consciousness for family-oriented life and households above the middle education stage showed a housing consciousness to interact with neighbors. 2) Households under the elementary education stage preferred LK style while households above the middle education stage preferred LDK style. Most of the floor plans had a front entrance and sliding door for the access from living room to garden. 3) Special spaces such as a loft, `Ondolbang` (room with underfloor heating), study, maru, `Toenmaru` (narrow wooden porch), family room, workroom, and toilet with outside door were arranged on each floor plan.

Residents' Using Behaviors of Living Facilities According to the Developmental Concepts of Complexes - The Case of the 3 Complexes in Cheongju Area -

This study has the purpose to reveal the differences of residents` using behaviors of living facilities at 3 complexes. The physical characteristics of the complexes have been investigated by a literature study and field survey. In addition, questionnaires were answered by residents on living facilities using behavior on community environment. The tools of analysis are frequency, percentage, and cross tabulation using SPSS WIN 12.0 program. Followings are the results of the study. 1) The developmental concept of 3 complexes maintained its initial identity. (1) The residence-oriented complex, having wider residential space, had better downtown access and more convenient facilities for daily life. (2) The residence-government mixed complex, constructed with an eco-friendly concept, had wider green and public service space and good downtown access but on the other hand, had less convenience facilities because of a short period from construction. (3) The residence-industry mixed complex, located in sub-urbanity and conceding more land for industries, had poor access to downtown but had more convenient facilities for workers` use. 2) The most frequently visited convenience facilities were shopping facilities, large or small, and banks, and activities were commonly done in the complex or adjacent area. This means it is recommended that the developer of the new complex locate convenience facilities in multi-core concentration types or street types rather than one-core concentration types.
