Land readjustment (LR) is an important technique for urban land development in both developed and developing countries. This technique is used for both development of new areas and reorganization of structured areas in urban regions. The efficient application of LR may provide a planned urban development, production of a serviced urban plot, a supply of technical infrastructure and service areas for public use, a significant ease in the solution of ownership problems, the supply of subdivisions with good standards, the possibility of readjustment of land ownership and plot borders, and other benefits. However, the efficient application of LR is contingent on certain basic conditions. In this article, the basic conditions are defined and examined for the successful and efficient application of the LR method within the frame of international literature. The provision of benefits expected from LR rests on the availability of LR models that include the foregoing basic conditions.

It is important to find a tool to be found that is capable of fulfilling specific functions (such as land assembly, self-finance, the protection of social capital, with results obtainable within a certain time) in approaches related to the renewal of urban built-up areas. This paper discusses whether land readjustment (LR) can be such a tool by analyzing whether it performs better than traditional urban renewal processes in Turkey, and whether LR may be an instrument in different contexts of renewal. This paper focuses on three built-up housing areas with different characteristics, and is based on the results of two different questionnaire surveys. The first survey was conducted in municipalities in both metropolitan areas and large cities in Turkey and covered specific urban renewal projects. The second survey was distributed to residents from some renewal project areas including three built-up housing areas with different characteristics in Istanbul. All discussions contribute to an improved understanding of the potential of the LR method as a tool for urban renewal projects.

After 1980s, the major cities of Turkey have experienced urban transformation process following the changes in the international trade policy and the impact of globalization. Istanbul took the highest amount of share from these transformation processes as being the most important economic, cultural and tourism centre and the most integrated centre to the world economy of the country. This paper describes Istanbuls historical development, investigates demographic profile and spatial distribution of employment and illustrates multi-centre development of the city. Decentralization of population and jobs illustrate the multi-centre development. Multi-centre development contributes to sustainable urban development which provides efficient energy use and prevents pollution. Istanbul having a long history, large population and being in a very strategic location between Asia and Europe greatly effected from globalization which is reflected in its transformation of urban structure and increased land values and thus offered great opportunities for the real estate investors. The role of Istanbul within the world hierarchy of cities is suggested for further research.

Within the last decade, foreign direct investment (FDI) research studies have attracted the attention of scholars in the fields of international business and economics. Previous FDI studies primarily focused on sectoral or geographical distribution and were concerned with economic analyses. In Turkey, the number of empirical studies examining location-specific factors has remained relatively low. This study is based on a sample of 90 companies that were surveyed in metropolitan areas in Turkey in 2006. Descriptive analysis and t-test statistical analysis techniques have been used in the analysis of the data obtained from the questionnaire. This one-sample t-test has been performed to determine whether the mean rating of a sample is significantly different from the population mean. According to the results of t-test, a determination has been made of the most important factors in location preference of foreign investment firms.

In the process of economic transformation there has been considerable academic interest in the understanding of the location behavior of foreign direct investment (FDI) firms. While studies on FDI firm location have mainly focused on the national and regional levels, studies of the intraurban level have been limited, especially so for developing countries. In developing countries, intensive studies have been carried out on the spatial impacts of foreign capital on the national city system or the regional determinants in the location choice of foreign capital. However, studies on the impacts of foreign investments on the cities of the developing countries have been limited. The same situation also holds true for the studies conducted in Turkey and studies on the spatial models at the intraurban level are limited. ABSTRACT Depending on the worldwide developments in the industry and services sectors, the increased significance of the logistic sector is continuing. In parallel to this tendency, the need for warehousing as one of the basic activities of logistics has increased and the warehouses have returned to the important function areas for urban sites. In recent years, warehouses are demanded in the real estate market just like houses and offices. In the literature, although there are many supply chain studies focused on location selection of warehouses, there is a lack of studies discussing the behaviour of warehouse location at the intra-urban level. The article investigates the factors affecting the location selection of warehouses and their degree of importance in Istanbul as a case area by using a logistic regression model. It was found that location-specific factors are effective on the location selection of warehouses in the Istanbul metropolitan area, and warehouse location follows a certain economic rationality at the intra-urban level.
