Chinas accession to the World Trade Organization (WTO) in 2001 has allowed both domestic and overseas real estate enterprises to compete under the same market conditions. This has led to a more rigorous competition in the Chinese real estate market. Understanding this challenge is essential as it enables real estate enterprises to assess their competitiveness properly, and therefore adapt to their competition environment by applying adequate methods to improve their competitiveness. This paper presents an understanding on the applicability of various established competitiveness assessment methods. The characteristics of real estate firms are also presented with the appreciation of the Chinese environment. The study investigates the applicability of various established competitiveness assessment methods for real estate organizations in China considering the characteristics of real estate industry and the comments of the interviewees. The understanding on this applicability leads to the development of a model‐procedure for assessing the competitiveness of real estate firms. The model‐procedure employs various assessment methods in different stages in the process of examining the competitiveness of real estate businesses. The effectiveness of the application of the model‐procedure is evidenced through discussions with senior professionals. Then a case study is presented to illustrate how the model‐procedure can be applied. The findings of the study provide valuable references to study competitiveness assessment in other countrys real estate industries.

Abstract Urban and rural environments show clear differences in morphology, production mode and culture. With rapid urbanisation, these differences have become a major cause of urban–rural conflict. One of the most significant challenges arises from land acquisition, particularly in China, where cities have experienced substantial growth in the 21st century. Different types of risk are associated with land acquisition conflict in different Chinese cities. In this study, two types of cities are discussed: those with a historically low level of development but recent rapid economic growth, such as Yueqing; and cities that have maintained a relatively high level of development and experienced stable growth, such as Jiaxing. Land acquisition conflict in these two representative cities is then analysed in terms of property rights, access to resources and development. Analysis is performed at the institutional level to provide more accurate insights into the dynamics of conflict. The findings of the study suggest that different risk-management strategies are used in the two kinds of city, and that conflict is more likely to occur in cities with historically weaker development, such as Yueqing. To avoid such conflict, systematic risk-management strategies should be established in these cities.

This paper presents a fuzzy competitiveness rating (FCR) method for measuring the competitiveness of real estate developers with referring to the Chinese real estate industry. Research data used for analysis were collected from a case study in Green Town Company. Research into the assessment of real estate developers’ competitiveness has been limited. The fuzzy competitiveness rating method is proposed as an alternative effective approach in assessing the competitiveness of real estate developers. The FCR method furnishes real estate developers with innovative solution to assess their competitiveness. By understanding properly organizational competitiveness, real estate developers can adopt appropriate actions and strategies to utilize organization resources more effectively to enhance their competitiveness, thus improve their business performance in the real estate market.

Expenditure on R&D in China’s construction industry has been relatively low in comparison with many developed countries for a number of years—a situation considered to be a major barrier to the industry’s competitiveness in general and unsatisfactory as regards industry development of the 31 regions involved. A major problem with this is the lack of a sufficiently sophisticated method of objectively evaluating R&D activity in what are quite complex circumstances considering the size and regional differences that exist in this part of the world. A regional construction R&D evaluation system (RCRES) is presented, aimed at rectifying the situation. This is based on 12 indicators drawn from the Chinese Government’s R&D Inventory of Resources in consultation with a small group of experts in the field, and further factor analysed into three groups. From this, the required evaluation is obtained by a simple formula. Examination of the results provides a ranking list of the R&D performance of each of the 31 regions, indicating a general disproportion between coastal and inland regions and highlighting regions receiving special emphasis or currently lacking in development. The understanding on this is vital for the future of China’s construction industry.

It has been over 20 years that land was taken into the economic market as a factor of production. However, as it is influenced by the planned economic system in the past, the administrative intervention of governments has brought about the “market failure” on the allocation of the industrial land For all these reasons, a lot of industrial lands have been sold at very low prices. The losses of state-owned land and extensive land use have caused a lot of negative consequences to industrial land market and the management of industrial land. This paper took the perspective of the international game to investigate the industrial land price formation mechanism of the Pearl River Delta. Firstly, the conditions of industrial land in the Pearl River Delta and Southeast Asian countries like Vietnam, Thailand and Malaysia are analyzed to explore the industrial land prices in recent years. This is followed by a game theory model of international industrial land prices. In this way, this paper found the low-cost strategy from the governments should be prevented to avoid high social cost. Finally, relevant policy suggestions are put forward to encourage the appropriate use of industrial land use in China.

At a time when affordable housing gradually withdraw from the stage of history and public rental housing instead become the main part of indemnificatory housing, in order to explore the efficiency of the policy change, as well as social welfare and housing affordability, this paper first combs the policy change of indemnificatory housing. Learning from the Institutional Analysis and development Framework put forward by Ostrom, this paper then builds the IAD framework of the indemnificatory housing policy change analysis. After that, it analyzes the short-term changes in efficiency and long-term changes in social welfare using econometric models. In the empirical part, this paper compares the reasonable price for the target groups and the current benchmark price of indemnificatory housing, taking Hangzhou for example. It can be concluded that policy change from affordable housing to public rental housing has enhanced the affordability of housing for middle- and low-income families, meanwhile, policy efficiency and social welfare have been increased, which is beneficial to the whole society.

Recent years, “Green” has become a crucial principle in the worldwide economy and environment sustainable development. A certain number of western countries resorts to take relevant projects and now, much have been done to achieve economic restructuring. For the purpose of investigating paradigm shift towards green industry restructuring of China, the paper starts with reviewing industrial park policy evolution from the 1980s and analyzes dilemmas of industrial land as well as industrial park construction thoroughly. Particularly, more attention will be paid on elucidating the contents of wantonly spread industrial park, mass energy consumption, together with environment stress in the study. Recommendations from the perspective of energy structure and local financial revenue are present for green transformation on the base of situations at home and abroad.

Urbanization and industrialization have achieved great promotion since market economy was adopted last century in China. City, the most important carrier to support urbanization, of course, realizes quality and quantity optimization on production factors such as population, land and capital. Whereas, housing inequality becomes serious due to urban-rural dual structure during urbanization. People pay more attention to floating population urban housing problems than before. Based on new-type urbanization, the paper firstly analyzes indemnificatory housing’s difficulty in construction as well as its implement and combines the reality of commercial residential building in stock, utilization to justify the rationality of housing vouchers policy. Finally, for the sake of easing urban housing problems, the paper puts up an idea and constructs floating population urban housing purchase system via housing vouchers, where containing housing vouchers financial channels, subsidy objects and cash approaches.

Nowadays, with rapid process of urbanization, sustainable construction has become the global trend in the area of city development. Meanwhile, university campus is a place that integrates education, living, communication and other functions, the satisfaction of which will surely have significant impact on students’ potential and their health both physically and mentally. In view of this, this paper built up the comprehensive evaluation indicator system from the perspective of safety, health, convenience, comfort and sustainability and performed satisfaction evaluation on campus environment, taking the five campuses of Zhejiang University for example. Finally this paper put forward suggestions on sustainable construction and improvement of campus environment.
