Factors affecting the price of agricultural land in Slovakia

Land as a significant natural resource becomes an object of competition on the agricultural land market. The price of agricultural land plays an important role in its acquisition. The process of price formation is influenced by many factors. The aim of the paper is to identify the most significant of them by the econometric model applied on data from the Register of Offers of Agricultural Land. The most significant factors are proportion of the offered area on the total area of the plot and the location of agricultural land with the positive effect on the land price as well as the offered plot area and the distance of the offered plot from a district city with the negative impact on the land price. However, the verification of the correctness of this assumption remains questionable for the present as it is not resolved how to measure and quantify the landowner’s subjectivity.

Legal Aspects of the Agricultural Land Protection in Slovakia

Abstract Protection of the functions and surface area of agricultural land should be the interest of every society and is an expression of the maturity of the country. The paper analyses historical development of the legal regulation on the protection of agricultural land in Slovakia since the establishment of Czechoslovakia i.e. from 1918 to the present, i.e. until 2017.

New Rules for Acquisition of Agricultural Land – – Case of Slovakia / Nové Pravidlá Pre Nadobúdanie Vlastníctva K Poľnohospodárskej Pôde – – Prípad Slovenska

Abstract The paper analysis the development of the legal regulations of the currency law related to the acquisition of the land by the foreigners and the new legal regulation no. 140/2014 Coll. on the acquisition of the ownership to the agricultural land which entered into force on June, 1st, 2014 and to limit not only the rights of foreigners but also the rights of the Slovak residents as well. According to this law the owner of the agricultural land in Slovakia may, without further restrictions, transfer the agricultural land only to (a) a buyer who has been active in the food business or exercises agricultural activity („Farmer“) in the municipality where the agricultural land is situated for at least three years prior to the transfer; (b) the existing co-owner of the agricultural land; or (c) persons related to the owner, in the event that the owner is a natural person Abstrakt Príspevok analyzuje vývoj právnej úpravy devízového zákona vo vzťahu k nadobúdaniu pôdy cudzincami vrátane nového zákona č. 140/2014 Z.z. o nadobúdaní vlastníctva poľnohospodárskeho pozemku a o zmene a doplnení niektorých zákonov, ktorý vstúpil do platnosti 1. Júna 2014. Tento zákon neobmedzuje len nadobúdanie pôdy cudzincami, ale aj občanmi Slovenska. Na základe zákona, vlastník poľnohospodárskej pôdy na Slovensku je oprávnený bez ďalších obmedzení previesť pozemok do vlastníctva (a) osobe, ktorá vykonáva poľnohospodársku výrobu ako podnikanie najmenej tri roky predo dňom uzavretia zmluvy o prevode vlastníctva poľnohospodárskeho pozemku v obci, v ktorej sa poľnohospodársky pozemok nachádza, (b) spoluvlastníkovi poľnohospodárskeho pozemku, (c) príbuznej osobe, v prípade, že vlastníkom je fyzická osoba.

EU LAND POLICY – PATHWAY TOWARDS SUSTAINABLE EUROPE

Abstract The land policy plays a key role in the frame of priorities of the EU and influences the political, economic and social development of countries and regions. The Faculty of European Studies and Regional Development of the Slovak University of Agriculture in Nitra has been active in various aspects of the policy mainly by the support of national and international funding programmes. One of the most actively developed European funding programme at the faculty is the Jean Monnet programme. The structure and priorities of the Jean Monnet programme are sufficiently complemented to the mission and priorities of the faculty at the educational and scientific level. The paper especially focuses on the realization, impact and sustainability of achieved project results. Klúcové slová V ramci priorit EU zohrava podna politika kľučovu ulohu, keďže ovplyvňuje politicky, ekonomicky a socialny rozvoj krajin a regionov. Fakulta europskych študii a regionalneho rozvoja, Slovenskej poľnohospodarskej univerzity v Nitre sa touto politikou aktivne zaobera a to najma prostrednictvom podpory z roznych narodnych a medzinarodnych podpornych programov. Jean Monnet program patri k jednym z najviac rozvinutych europskych podpornych programov na fakulte, ktore sa zaoberaju touto problematikou. Štruktura a priority Jean Monnet programu vhodne dopĺňaju misiu a priority fakulty na vzdelavacej aj vedeckej urovni. Prispevok sa zaobera predovšetkym realizaciou, dopadmi a udržateľnosťou dosiahnutych projektovych vysledkov.
