Over time, urban developments with increased densities have led to a decrease in private open space with a lack of public open space. Residential open spaces are missing in housing legislations as they are estimated based on floor area ratio and building coverage ratio, whereas they cannot be used as an all-encompassing measurement tool. Moreover, it is important for designers to consider housing layout to ensure a pleasant environment for residents; eventually, a range of benefits and opportunities will be available in residential open spaces. Therefore, to achieve a better quality of space in residential areas, new indices in the evaluation of residential environments should be proposed. This research assumes that there are links between the attributes of housing layout, space openness, and quality of space in residential areas. This study intends to examine some of the effects of housing layouts on residential open space through a comparative analysis of residential areas in Tehran. The relation between building arrangements, possibility of windows, and spatial openness will be analyzed; subsequently, two new indices—wall perimeter index (WPI) and spatial openness index (SOI)—will be proposed and target districts will be studied to compare different residential areas according to the new indices.

Since 1980, commercial housing policy is implemented, housing industrialization and commercialization has become a trend which cannot be avoided in the current housing construction of China. In order to obtain higher profit, developers provided consumers with a variety of styles of apartment and still controlled of the Chinese housing market. Under such circumstances, the first cooperative housing in China Lixiangjiayuan was completed in 2013, Wenzhou, Zhejiang Province, and the nearest case Guanshanyanyue was completed in Changsha, Hunan Province. It is necessary to explore what kind of methods should be adopted in the future residential projects in China. The purpose of this study is that: Make a comparison on housing choice, project planning and management between Chinese cooperative housing and Chinese general condominium housing, and revealing the characteristics of each, and to explore the possibility of the spread of cooperative housing in China. This preliminary analysis has revealed that: (1).It is necessary to make more consideration to find a balance between the diversification of lifestyles and project planning of Chinese cooperative housing. (2).For the general commercial housing, there are many different options for dealing with the diversification of tenants. For cooperative housing, it should also take into account the diverse needs of households. (3).The rule for ensure the stability of project and risk reduction is important.

Abstract The aim of this paper is to consider a core-housing model that suits the local culture and customs of the Dominican Republic. The study is based on a survey that was conducted in an informal settlement called Azul, in the municipality of San Francisco de Macorís. The goal of the survey was to study rural–urban adaptation patterns in the dwellings, and to identify the minimal core that could be used as a basis for the proposal. The survey was divided into two stages: 1) questionnaires were administered to the local residents to identify the residents′ profiles, and 2) direct observation and mapping was used to identify the dwelling patterns. Sixteen residents were interviewed and 15 dwellings were mapped for the analysis. The results showed that the dwellers built their homes initially based on the traditional rural dwelling pattern, and then adapted and improved their dwellings according to their capabilities and life cycle stage. Based on the survey results, a basis for a core-housing model that takes into account the Dominican lifestyle is proposed.
