Multi‐attribute analysis of investments risk alternatives in construction

Abstract In project development it is hardly possible to get exhaustive and accurate information. As a result, the situations occur, the consequences of which can be very damaging to the project. Inaccurate evaluation of the strategy related to capital investment and project implementation is one of the reasons why such estimates are not required in practice. Instead, a classification approaches may be used for this purpose. The decision‐making process, based on the established risk assessment principles expressed in linguistic terms, requires qualitative judgement and experiential knowledge of the construction experts. Presented structured and realistic methods deals systematically with different risk management situations and assist the investors in reaching the correct risk assessment of possible alternatives will be of great value. Quantitative evaluation of building technology

Adequate and reliable methods of quantitative evaluation of Construction Technology (CT) are hardly available now. However, quantitative evaluation could allow us to determine the influence of the CT on the structure of an enterprise, its commercial activity, etc. The approaches described in the literature do not take into consideration the specific character of construction industry. Some methods are intended for a wide variety of industries and therefore, can hardly be used for precise evaluation. The quantitative methods suggested in the present investigation are aimed at evaluating quantitative and qualitative aspects of enterprise production programmes, depending on the applied technologies. They are based on the Construction Systems (CS) of buildings and structures. The quantitative aspect reflects the consistency of technology expressed as the variation degree of the volume and number of CSs. The qualitative aspect shows technological effectiveness of the CS of enterprise programmes. The calculation of the criterion value of CT for actual enterprises has shown that the suggested methods can be successively used for practical applications.

Determining of technological effectiveness of building systems by AHP method

Summary The successful performance of construction enterprises as well as their competitiveness are largely determined by the construction technology and management methods used. In this respect two levels referring to a building or structure itself and to a construction enterprise as a whole should be distinguished. The technology of a building or structure embraces its construction system generally characterizing building materials, design solutions and load‐bearing structures and enclosures used in the construction of this particular building. The problem of selecting a general technological criterion for the whole construction enterprise arises. Cooperative integrated web-based negotiation and decision support system for real estate

Construction and the real estate sectors have low efficiency and high fragmentation compared to other branches of the building industry. Scientists, practitioners and politicians from various countries input much attention, effort and time to eliminate drawbacks such as efficiency and fragmentation. Currently construction and real estate are characterized by the intensive creation and use of information, knowledge and automation (software, knowledge and decision support systems, neural networks, etc.) applications. It is commonly agreed that a better integration of information, knowledge and automation applications would significantly speed up construction and real estate sector processes, improve the value of decisions made and decrease the overall cost of a building’s life cycle. The authors’ objective in integrating decision support with knowledge systems is to improve the quality and efficiency of decision support systems. In order to demonstrate the integration decision support and knowledge systems a Cooperative Integrated Web-based Negotiation Decision Support System for Real Estate will be considered as an example.

Quantitative evaluation of the organisation of manufacturing and technological processes

The rhythm of production as one of the major characteristics of manufacturing and technological processes is considered in this paper. Various rhythmicity indices, often yielding different results for the same initial data, are used to determine the pace of work. The paper presents some axioms stating the conditions which methods of determining rhythmicity indices of manufacturing and technological processes should satisfy. Several methods of determining rhythmicity indices are offered and their effectiveness is validated. It has been found that the above axioms are satisfied by the Atkinsons and variation coefficients and Theils index, which may be recommended for practical application. A case study of the calculation of monthly and quarterly rhythmicity indices for a consortium of three construction firms is presented.

Model for an integrated analysis of a building’s life cycle

In order to design and realize a high-quality project, it is necessary to take care of its efficiency from the brief stage to the end of its service life. The entire process should be planned and executed with consideration of the goals aspired to by the participating interested parties and the micro and macro envi ronmental levels. In order to realize the above purposes an original Model of an Integrated Analysis of a Building’s Life Cycle was developed by the authors to enable users and the parties involved in the project to analyze a building’s life cycle, as well as to be able to see its micro and macro environments as one in tegrated entity. To achieve the above-mentioned aims new multiple criteria analysis methods and a Multiple Criteria Decision Support System for Build ing’s Life Cycle were developed.

Statybos rangovai dažnai susiduria su sudetinga situacija dirbdami neapibrežtoje statybos aplinkoje. Vienas potencialiu rizikos veiksniu‐ sutartiniai reikalavimai bendrose sutarciu salygose. Straipsnyje nagrinejamas kiekybinis metodas vertinant pagrindines statybos sutarties salygas. Svarbus statybos rangos aspektas ‐projektu bei sandoriu valdymas. Atsiranda vis didejantis vadybos modeliu poreikis, kuris padetu projektu vadovams susitvarkyti su dideliais ir sudetingais projektais. Pateiktas sutarciu efektyvumo vertinimo metodas gali būti placiai taikomas vienoje is statybos projektu valdymo stadiju. Straipsnyje aprasomas verbaliniu metodu praktinis taikymo pavyzdys.

Verbal analysis of contracts of engineering and design of buildings

Summary As Lithuania became a member of the International Federation of Consulting Engineers (FIDIC) in 2004 it is obvious that engineering consultancy activity will grow in the country in the nearest future. The constructural contracts which meet the interests of all the sides involved is the core element of every successful constructural project. That is why the advise how to sign an accurate and effective contract is of great importance. International construction contractors are often faced with the situation of working in unfamiliar construction environment. One potential source of risk is the contractual requirements embodied in the general conditions of contracts.Authors aim to analize constructural contracts used by FIDIC members and define the effectiveness of the contracts using the method of verbal analysis.

Modelling maintenance costs of buildings under warranty

Summary An essential link in building construction is maintenance under warranty. It is hardly possible to predict now how the cost and time of building construction will affect maintenance costs and alternations during this period. A correlation regression analysis has shown that the higher is the cost of the project, the higher the expenses, while the longer the time of the contract, the lower the costs. The total effect of the size and time of the project on the maintenance costs is positive implying that the higher they are, the greater are the expenses. Expenses under warranty spread parabolically, i. e. they are the highest at the beginning and at the end of the considered period and the lowest in the middle of the time. The cost and duration of a building contract has no direct impact on the distribution of building maintenance costs during the period under warranty.
