Effects of quality of life on the price of real estate in vilnius city

The urban development covers the consensus of a wide range of activities and is aimed at equivalent coordination of the impact of economic, social and environmental factors on planning. Due to different attitudes and interests planners and scientists find it rather complicated to come to a common and widely acceptable attitude towards urban development patterns through harmonization of forms and development principles. The paper includes the theoretical attitudes, related to future insights, into the urban development conceptions. Moreover, assessing the impact of the economic paradigms on urban visions, the paper analyses the influence of development concepts on the qualities of development forms as well as on the creation of future urban alternative visions, compatibility with the principles of sustainable development and proper quality of life. The price of real estate is addressed as one of the key social indicators and the ones that reflect the quality of life. The theoretical provisions, with the help of expert evaluation, are verified taking the districts of Vilnius as an example and considering qualities and forms, population, jobs, area, noise level and pollution of individual districts on the basis of different components. Conceptual modelling principles are applied to determine critical values of the indicators that characterize the sustainable development. Based on them, a system is created that helps to define features of individual urban districts,potential development alternatives and achievable allowed marginal values of the quality of life.

Subjectively and objectively integrated assessment of the quality indices of the suburban residential environment

The development of suburban residential areas influences the increasingly growing disparities between residential areas of a local municipal network. Real positive indicator values of settlements are usually used by planners to characterise the residential quality of a suburban settlement and to decide on its future development. These values frequently differ from choices made by urban residents on living under conditions of such interpretive suburban residential quality. It is the essence of spontaneous development in suburbs. This article aims to devise an integrated evaluation instrument that combines the objective and subjective evaluation of the quality indices of suburban residential environment. It introduces the following topics: (1) the identification of subjective and objective indices of the suburban residential environment; (2) development of the previous conceptual model of subjectively and objectively integrated quality indices used for the assessment of the suburban residential environment, and (3) comparison of suburban settlements by the existing conditions of the residential quality and the quality of the residential environment expected by potential residents. CONSISTENTS OF CAR'S PARKING IN LITHUANIAN TOWNS

Abstract Large towns of Lithuania should especially focus on the solution of the parked cars; and modem technologies should be employed for that. The research methods have been substantiated and the recommendations for the technical regulations of the short-term and long-term car parking near different objects of attraction have been worked out on the basis of selective natural research, which is significant when issuing technical specifications to investors on the way the surroundings of the objects being built should be arranged and on what rearrangement of the urban streets is necessary. With a high level of motorization, the organization of the car parking process is a complicated problem of urban planning. Energetic Refurbishment of Historic Brick Buildings: Problems and Opportunities

Abstract Building standards for energy effectiveness are increasing constantly and the market follows these changes by constructing new buildings in accordance with standards and refurbishment of the existing housing stock. Comprehensive trends in European construction market show tremendous increase in building retrofit works. It can be predicted that after the end of this decade, more than half of the construction works in European cities will be taking place in existing buildings, pushing the construction of new buildings to a less important role. Such a growth in building refurbishment works is creating a demand for suitable materials, retrofitting techniques and research. The differences between refurbishment of new-build projects and historical or valuable buildings are insufficiently recognized - mostly the buildings without further cultural preservation requirements are studied. This article covers the theme of refurbishment measures in historical buildings - the specific measures like inside insulation which are allowed due to the valuable façade or other heritage preservation requirements. An overview of other innovative methods for energy saving in existing buildings and their potential is given.

Abstract It is commonly accepted that sustainable development covers economic, social and ecological aspects and maintains vital exchange process between socioeconomic systems and natural environment. Interdisciplinary subjects emerge as a particular result of sustainable development. Energy planning is one of them. In the past inadequate technologies and inaccessible data limited many research activities. At present great progress is achieved in the fields mentioned above. The cheapest and most precise source of data the is recent register of real estate. Therefore it is possible to design a database for energy planning, where classification criteria could be selected and data could be summarized and structured according to these criteria. Multiple criteria assessment of a new tram line development scenario in Vilnius City public transport system

This paper considers the technological development of an additional network for Vilnius City public transport. Several types of scenarios for the development of Vilnius City tram line were analysed. This paper describes the situation pertaining to Vilnius City transport system as well as the traffic parameters, which are used for a multiple attribute ranking of a tram line development in Vilnius City. The multiple attribute criteria methods have been chosen to perform the ranking of three development scenarios and to estimate the best alternative based on the traffic conditions of Vilnius City. Assessing multiple criteria for rapid bus routes in the public transport system in Vilnius

The paper considers the technological development of rapid bus routes in the network of Vilnius public transport. All rapid bus routes of the scheme for Vilnius public transport are presented and analysed with reference to the selected system of criteria. This article describes the situation of the public transport system in Vilnius and shows the influence of rapid bus routes. The paper also analyses parameters for the lines used for the multiple attribute ranking of rapid bus routes in Vilnius city. Multi-criteria methods have been chosen to rank six rapid bus routes and to estimate the best and most effective alternative based on the preferred technological and financial data. The experts of different decision-making groups have analyzed the importance of parameters selected for assessing alternatives to ranking rapid bus routes. The experts on the transport system have been invited to determine the relative weights of the defined criteria. Three techniques, including analytical hierarchical process, simple additive weighting and TOPSIS methods have been used and compared to determine the most efficient rapid bus route based on economic and technological parameters. Modelling a passenger car system based on the principles of sustainable mobility in Vilnius City

AbstractThe growing rate of motorization and the use of passenger cars have a worsening effect on traffic conditions in the streets of Vilnius City. Moreover, adverse urbanisation processes (i.e. migration to suburban areas) make a huge effect on the behaviour of travelling. A deeper analysis of these processes requires large data amounts and techniques for analysing transportation. The study is aimed at preparing and assessing the scenarios of developing passenger car transport through the prism of sustainability indicators. A plan for case study-based hypothetical mobility management explores a series of future scenarios improving transportation diversity and changes in modes for travellers. Reducing a possibility of transport congestion on freeways using ramp control management

AbstractMerge junctions are the key elements in the freeway system, as they are likely to function as bottlenecks. Investigations into breakdown occurrence at ramp junctions have demonstrated that when the groups of several vehicles following each other enter the freeway from the ramp, they are expected to create ‘turbulence’ resulting from lane changes, decelerations of vehicles on the mainline and inevitably by the cars merging from the on-ramp. This turbulence can lead to breakdown when the level of mainline demand is adequately high. In other words, the impact of a ramp vehicle on capacity is higher than that of a mainline vehicle, which indicates that a part of vehicles will simultaneously occupy two lanes during the process of changing them thus momentarily decreasing the capacity of the link. Onshore Wind Farms: Value Creation for Stakeholders in Lithuania

With the costs of fossil fuel consistently rising worldwide over the last decade, the development of green technologies has become a major goal in many countries. Therefore the evaluation of wind power projects becomes a very important task. To estimate the value of the technologies based on renewable resources also means taking into consideration social, economic, environmental, and scientific value of such projects. This article deals with economic evaluation of electricity generation costs of onshore wind farms in Lithuania and the key factors that have influence on wind power projects and offer a better understanding of social-economic context behind wind power projects. To achieve these goals, this article makes use of empirical data of Lithuania’s wind power farms as well as data about the investment environment of the country.Based on empirical data of wind power parks, the research investigates the average wind farm generation efficiency in Lithuania. Employing statistical methods the return on investments of wind farms in Lithuania is calculated. The value created for every party involved and the total value of the wind farm is estimated according to Stakeholder theory.
